We’ve all heard the popular one-line phrase “buyers are liars”. And it perfectly exemplifies the desire of all real estate agents to get more of what they really want: seller leads. Listings are the revenue source that all agents want to make their money from. BUT HOW DO YOU GET REAL ESTATE SELLER LEADS?
We have compiled a list of 4 more ways to get seller leads. If you don’t see your favorite method on this list, it is very likely on our original list. To recap, those are:
- Leverage your buyers for solid referrals
- Go after FSBO listings
- Contact sellers with expired listings
- Search for Leads on Facebook
These are all still valid ways to get seller leads. It wouldn’t hurt to add a few more to that list though…so without further ado.
4 Ways to Generate Seller Leads in 2018:
1. Relationship Marketing
Real Estate is a social business, and to truly thrive you must be social. If you can cultivate genuine relationships with your clients and prospects, you can focus more on referral business instead of investing into lead generation. Be active on Facebook by commenting on posts. Give a phone call to your clients on their birthdays. Throw an annual client party as a thank you. In any sales industry, customers will be buying you not your product.

2. Facebook Groups
One great way to get seller leads is by leveraging Facebook Groups. This does not0 mean you will spam your website on all your groups, because that is a quick ticket to being banned. This means you will actively contribute to any topic you join a group about. One great group-type to join are moving or garage sales. There will be plenty of opportunities for people looking to sell their stuff (as well as their homes). Don’t limit yourself to just that though, join a local group for something you are interested in. Tennis, fishing, arts and crafts, anything! Be an online neighbor and befriend the strangers you meet in these groups!
3. Blogging
Blogging regularly is not only great for your search engine optimization, but it can also give you the appearance of a real estate expert. You may notice online that people will have questions, and if you already have the answer written as a blog you can send a quick link. This will get people to your website, and curious about the other resources you have.
Additionally, you can also compile all your blogs into an eBook as a free download for seller leads!

4. Immerse Yourself in the Community
If you are to be viewed as the neighborhood expert, it would help to be seen in the neighborhood you are an expert of! Attend local networking events regularly. Meet people! Build relationships. You can post about it and share it on your social media or website. All 4 of these methods intermingle and strengthen the others.
Be sure to associate yourself with local businesses. Probate attorneys, divorce lawyers, interior designers, landscapers, architects, and event planners are a great source of referrals.
