What is the easiest way to get referrals? By simply keeping in touch with your clients after the closing happens. Here are the best ways to stay connected, while providing value.
Keeping in touch with your real estate clients is very easy. The issue with that though, is that not all real estate agents do it. And with a fun twist of logic, by just doing what you're supposed to be doing, you can stay ahead of the pack instead of losing out on income from lost referrals.
Here is how to do it:
Emails
Emails are the easiest way to keep in touch with your past clients. It also dangerously borders being the most impersonal method if used incorrectly. You can sign up your leads for drip campaigns which can give value to leads that have yet to transact. However, drip emails are also easy to identify if they are written for mass sends or if they are personalized. Zurple's emails are personalized and sound like they are coming from you.
You can even choose to write an email to be sent for the future right after the transaction, and schedule it for their one year anniversary. What advice would you give them one year from now? What topics would they respond well to? For example, if your client mentioned they are going to add a chicken coop in the backyard....ask about the chicken coop!
Facebook is also just as easy as emails, except that it has the added benefit of being seen by people within your client's network. (Thus expanding your own network!) Set yourself a reminder for a year from now, and post on their wall a "Happy Aniversary" greeting! This is a great way to re-engage with them, and also get to know their friends and family.
Pop-by Gifts
Gifts are always great. You can stop by and give a pop-by gift...or you can even get more personal and give them a gift that reminds you of them. Maybe you went on a trip, and saw a souvenir that they would love. Or maybe you were on Amazon and saw something they would find useful. You can have it shipped straight to their house, with a message on the box!
Phone Calls/Text Messages
People still make phone calls? It's a weird concept, right? Calling to say hi, or let your client know of a piece of information they would personally find useful is an excellent way to stay in contact and still provide value. Text messages for birthdays and holidays are always great too. You want to make sure they remember you so you get those referrals!
For the most part, real estate agents are bogged down with their current home buyers and home sellers that their past clients get neglected. Don't fall off the face of the Earth just because it won't generate immediate income! Your past clients will help bring in more revenue at a steadier pace!
